As of 1st July 2020, all landlords in England must have a valid, in-date EICR (Electrical Installation Condition Report) for every new tenancy. This will ensure compliance with The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020.
Landlords must ensure that fixed electrical installations are inspected and tested at least every five years by a qualified person. A report must be obtained and supplied to each tenant within 28 days of their move in date. This moves EICRs into the same territory as gas safety certificates and EPCs as a legal requirement.
Breaches of these regulations could result in a financial penalty of up to £30,000.
A deadline for all existing tenancies to have testing completed by 1st April 2021 has been set.
